The purchase of a new home is an exciting and stressful undertaking.  It is usually the largest single investment you will ever make, yet most buyers do not have an inspection prior to their purchase.  Callaway & Associates is committed to providing you with the tools needed to make an informed decision regarding the condition of the property you are purchasing.  Callaway & Associates, Inc. can provide a valuable asset in the decision making process regarding your new home purchase.    

 

Callaway & Associates, Inc. performs a thorough, un-biased and objective inspection of the property, identifying non-functional systems, damaged building components and safety issues.  Callaway & Associates, Inc's. home inspection meets or exceeds all State of Illinois  requirements which include examination of the following areas: Structural system/Foundation, Exterior, Roof, Plumbing, Electrical, Heating and Cooling, Interior, Fireplace, Insulation and Ventilation.  Attendance by the buyer is recommended but not required.

 

Prior to all Inspections a written agreement must be completed.  This agreement will include at a minimum:  The purpose of the inspection, the date of the inspection, the name, address and license number of Callaway & Assocaite, Inc., the fee for services, a statement that inspection will be performed in accordance with Home Inspector License Act, a list of the systems and components to be inspected, limitations or exclusions of systems or components being inspected and signature of client and home inspection entity.

 

Callaway & Associates, Inc. will submit a written report to you within 48 hours that includes the home inspectors signature,.license number and expiration date and shall:  Describe the systems and components that were inspected.  Report on those systems and components inspected that, in the opinion of the inspector are significantly deficient; and a reason the item is significantly deficient.  Disclose any systems or components designated for inspection that were present at the time of the home inspection, but were not inspected and a reason they were not inspected.
